Privacy notice

Bō is a Canadian home ownership application provided by Penelope Grace Designs. This notice explains what information Bō handles, why we use it, when it may be shared, and how to exercise your privacy choices. It applies to the Bō mobile app, the Bō web app at mybo.penelopegrace.ca, Bō Books, and Bō Concierge seller-readiness features.

Information we handle

• Account information such as email address, display name, authentication identifiers, and optional email preferences.
• Home information you enter, including address, property details, appliances, warranties, maintenance, costs, room finishes, paint details, and seller notes.
• Photos, documents, receipts, and warranty files you choose to upload.
• Bō Book settings, selected records, privacy choices, share-link activity, and recipient email addresses you provide.
• Bō Concierge invite, listing-readiness, task, note, and brokerage information used by sellers and authorized real estate professionals.
• Support, export, correction, and deletion requests and the information needed to verify and complete them.
• Basic security and service logs, such as request time, IP address, device/browser information, and error details produced by our hosting providers.

Bō asks for camera, photo-library, or document access only when you choose a feature that needs it. We do not collect precise location, contacts, advertising identifiers, health data, or payment-card details through the current app.

How we use information

• Provide, secure, and support your Bō account and home records.
• Store private files and create time-limited access when you choose to view or share them.
• Create and deliver Bō Books, invitations, exports, and optional reminders.
• Connect a seller's home to an authorized Bō Concierge agent and show seller-approved readiness information.
• Respond to privacy/support requests, prevent misuse, and meet legal obligations.

Bō Books, buyer sharing, and agent access

Sharing is user initiated. Sellers choose which sections to include in a Bō Book and can hide costs, serial numbers, purchase dates, contractor names, and maintenance details. Links are token protected, time limited, and can be deactivated. Anyone who receives an active link may view the selected information, so only send links to intended recipients. Authorized Bō Concierge agents receive limited seller-readiness access and cannot directly edit the seller's underlying home records.

AI-assisted features

When you use the Bō assistant, relevant structured home records may be sent to Google's Gemini service to answer your request. Raw uploaded documents are not included in AI prompts. The assistant is instructed not to invent missing home information. Do not enter information into chat that you do not want processed for that request.

Connected AI assistants

You can connect Bō to an AI assistant you use, for example Claude, ChatGPT or Meta AI, or any other assistant you choose. When you do, the home records the assistant asks for are sent to that assistant's provider and handled under their terms, not ours. Bō sends the minimum needed: street address, postal code, appliance serial numbers and the email addresses of the other owners of your home are shared only when you ask for one, and each reveal is logged. If you ask who else owns your home, the assistant sees their names. A connected assistant can add or correct your home, appliance, maintenance, warranty and Bō Book records only after showing you the change and you agree. New Bō Book entries appear in any Bō Book you have shared. It can also save whether you are preparing to sell or keeping track of your home. It cannot delete records, share your home or otherwise change your account.

Bō keeps a log of assistant requests for 90 days. It records which tool was used and when, and for a reveal which field was shown, not its value or the contents of your records. You can disconnect an assistant at any time in Settings.

Bō web app

You can sign in at mybo.penelopegrace.ca with an emailed sign-in link or your Google account to see your home records, your next steps and the changes your connected assistant saved. The web app shows only your own information. It uses cookies only to keep you signed in. It does not use analytics, advertising or tracking cookies.

Service providers and international processing

We use service providers acting on our behalf, including:

• Supabase for authentication, database, private file storage, and server functions.
• Google for optional Google sign-in, Gemini AI requests, and business email services.
• Resend for transactional email delivery.
• Vercel for the Bō web app, Bō Concierge, and website hosting.
• Expo and EAS for mobile application build and update delivery.

Providers may process information outside Canada, including in the United States. As a result, information may be subject to the laws and lawful access requirements of those jurisdictions. We require providers to handle information for the services they supply.

Analytics and diagnostics

The current launch build does not enable Sentry crash reporting or PostHog product analytics. Bō does not use personal information for cross-app advertising or tracking. If optional diagnostics or analytics are introduced, this notice and the applicable app-store declarations will be updated before collection begins; PostHog analytics must be opt in and exclude PII.

Retention and deletion

We retain account and home information while your account is active and as needed to provide requested Bō Book or Bō Concierge services. Deactivated or expired links may retain limited audit metadata. After a verified deletion request, we delete or de-identify active account data unless retention is required for security, legal, or dispute purposes. Encrypted backup copies may remain for a limited backup cycle before being overwritten.

Security

Bō uses access controls, row-level database security, private storage buckets, time-limited signed file URLs, encrypted network connections, and protected authentication storage on your device or, on the web, sign-in cookies. No system is risk free. Protect your account credentials and deactivate a Bō Book link if it reaches an unintended recipient.

Your choices and privacy rights

• Review and correct home/profile information in the app or contact us for help.
• Export structured account and home records as JSON from Data & Privacy. Contact us if you also need copies of uploaded file contents.
• Deactivate Bō Book links at any time.
• Opt in or out of optional email reminders; essential account and security messages may still be sent.
• Request access, correction, or deletion and ask questions about our privacy practices.
• Withdraw optional consent, subject to legal or service limitations.

To start account deletion, use Request account deletion in the mobile Data & Privacy screen or email info@penelopegrace.ca from your account address. We may verify your identity and aim to complete verified requests within 30 days.

Children

Bō is intended for adult homeowners and participants in a home sale. It is not directed to children under 13, and we do not knowingly collect their information.
